New builds & renovations · Central Indiana
Your project deserves a clean finish. From the rough clean to the final turnover touch-up, we help prepare completed spaces for their next chapter.
Built around your project
Hoosier Restorations works with general contractors, developers, and property teams to coordinate cleaning for new construction and renovations.
We define the areas, surfaces, cleaning phases, and turnover expectations before work begins. Choose a single visit or a coordinated program from rough clean through handoff, with work released by unit, floor, wing, or building.
What we clean
Each proposal includes a project-specific checklist. These are common cleaning areas; the selected services and limits are confirmed in your written scope.
Remove settled dust from accessible ledges, trim, baseboards, doors, frames, and other agreed surfaces. We work from higher surfaces down and use cleaning methods suited to the finish.
Clean included interior glass, entry doors, mirrors, frames, sills, and accessible tracks. Labels and light residue are addressed only where safe for the glass or coating; exterior and high glass are scoped separately.
Detail cabinet faces, accessible empty interiors, shelving, countertops, and hardware. We remove dust and fingerprints while respecting new finishes and manufacturer care instructions.
Clean sinks, toilets, partitions, counters, mirrors, and fixture exteriors. Accessible appliance exteriors and empty interiors can be included where specified in the project checklist.
Vacuum carpet and clean hard floors using methods appropriate to the material and curing requirements. Machine scrubbing, carpet extraction, sealing, and finish applications are reviewed and priced separately.
Collect agreed light debris and packaging and move it to the designated on-site disposal area. Approved label removal is included where safe; heavy debris, hauling, and stubborn construction residue require a separate scope.
When we do the work
Construction activity determines the timing. Keeping the final clean after dusty work—and the touch-up after final traffic—helps avoid unnecessary repeat cleaning.
During construction
A practical first pass that clears the area and reduces accumulated dust. It supports the next stage of the build; it is not the final presentation clean.
After major work in an area is complete and the general contractor releases it for cleaning, before the next finishing or turnover activities.
Before we start: The area is safely accessible, tools and active work are separated, and an approved disposal location is available.
After finish work
The most detailed phase. We clean the completed space from accessible upper surfaces down to the floors, following the approved room-by-room or area-by-area checklist.
After dust-producing trades are finished, fixtures and finishes are installed, and surfaces have cured enough for cleaning—before the owner’s cleaning walkthrough or planned move-in.
Before we start: Dust-generating work is complete; needed water, power, lighting, and access are available; finishes are ready to clean.
Just before handoff
A return visit for light dust and marks that appear after the final clean. We focus on the presentation of the space before the owner, residents, or customers arrive.
After punch-list repairs, vendor visits, furniture deliveries, and other final traffic—as close to the agreed handover or opening date as practical.
Before we start: Punch-list activity and deliveries are coordinated. Significant new dust or debris may require an additional cleaning phase.
Complete three-phase cleaning
Keep all three phases in one agreed cleaning plan, with a defined scope for each visit and a schedule coordinated with your superintendent or project manager.
Your proposal identifies the included visits and released areas. Added visits, changed conditions, or repeat cleaning caused by later construction activity are reviewed with you before additional work proceeds.
Spaces we prepare
We tailor the checklist to the building and how it will be used. Serving Indianapolis, Bloomington, Lafayette, Muncie, and surrounding Central Indiana communities.
Individual units, kitchens, bathrooms, corridors, stairs, leasing offices, and common areas, coordinated with unit or building releases.
Agreed warehouse floor areas, offices, restrooms, and breakrooms. High structures, racking, and specialty equipment are separately assessed.
Workspaces, conference rooms, interior glass, millwork, restrooms, and break areas, scheduled around furniture installation and occupancy.
Sales floors, entry glass, counters, shelving, and restrooms before opening. Fuel systems, tanks, canopies, and forecourt work are not part of a standard interior clean.
Why Hoosier Restorations
We organize the cleaning around your site, your finished surfaces, and the people responsible for project turnover.
Agree on areas, finishes, access, debris handling, and exclusions so the project team knows what each visit includes.
Plan around trade activity and area releases. Discuss schedule changes early, including requests for work outside normal hours, subject to availability.
Review the agreed checklist, note remaining items, and coordinate cleaning corrections with the authorized project contact.
Planning your clean
Bring us in while you are planning the finishing and turnover schedule. We can review plans or walk the site, define the work areas, and arrange rough, final, and touch-up visits. Actual dates depend on site readiness and crew availability—not just the calendar.
Yes. Request a rough clean, a final/detail clean, a turnover touch-up, or the complete three-phase program. Cleaning can be organized by apartment, floor, wing, or building, with the areas and number of visits confirmed in the proposal.
We review square footage, building use, current condition, finish materials, glass quantities and height, access, cleaning phases, and the required schedule. The proposal identifies the included areas, visits, disposal arrangements, and any separately priced services.
Heavy debris removal, off-site hauling, hazardous materials, duct interiors, high-level work requiring lifts, exterior pressure washing, and specialty floor treatments are not included unless expressly agreed. Cleaning does not replace repairs, building inspections, or occupancy approval.
Let’s plan your turnover
Send the project location, approximate square footage, building type, required cleaning phases, and target turnover date. We’ll review the details and discuss the next step for a project-specific quote.
